2026 is off to a very fast start in the real estate market. The competition is heating up, inventory remains tight, and buyers are making bold moves to secure their dream homes

Multiple Offers Are the New Normal

Anecdotally, I'm seeing multiple offers on about 75 percent of the homes hitting my desk. The market intensity is real. Some buyers are coming in with cash, waived inspections, and aggressive appraisal language just to stand out from the competition.

If you're thinking about selling, this could be your moment. If you're buying, you'll need to be prepared to move quickly and strategically.

Where are interest Rates Headed?

Rates are currently hovering in the low 6 percent range. With a new Fed chair nomination on the table, there's plenty of speculation about how rates might move in the coming months.

Personally, I don't think we'll see major changes right away. Congress will still need to approve or deny the nomination, and that process takes time. That said, some buyers are jumping back in thanks to rate promotions from lenders. I'm seeing both ARM and 30-year fixed options starting in the upper 4s to mid 5s, which is creating new opportunities for those who've been sitting on the sidelines.

The Inventory Problem Isn't Going Anywhere

One thing remains clear: we still have a significant inventory problem with no quick fix in sight. Builders aren't building fast enough to meet demand, and the areas with available land aren't seeing the same level of buyer interest. It's a challenging dynamic that's keeping upward pressure on prices in desirable neighborhoods.
