Why Overpricing Can Work Against You

One thing I’ve been seeing more of lately is sellers pricing their home a little high just to see if someone bites. If it works, great, and if not, they figure they can always come down. It sounds harmless, but it usually works against you.

Most of the attention your home gets happens right away, especially in the first few days when the right buyers are watching, booking showings, and making decisions. If the price doesn’t line up during that window, those buyers don’t wait around, they move on to something that feels like a better fit.

From there it gets harder. Showings slow down, days on market start adding up, and price reductions follow. Pricing is not easy and the market is always moving, but one thing that helps is looking at your home the same way a buyer would. If you were scrolling online, would this stand out at that price or would you keep going?
