Inventory dropped 10% from last year. Some agents see 3 buyers for every 1 seller. My own listings pull multiple offers about 2 out of 3 times. This happens while oil prices jump around, rates creep back up, and the world feels like it's on fire. Buyers don't seem to care.

No circus of showings, no bidding wars (sometimes), just you and a seller having a conversation. You control this market right now. Tight inventory, hungry buyers, homes going over asking. But markets shift. Don't sit on this forever.
