Minnesota Real Estate Is in a “Nobody’s Market”

August was a very good month, but also a perplexing one. I can’t take credit for the phrase, but I’ve heard our current market described as a “nobody’s market.” Neither buyers nor sellers have a clear advantage.

The analogy I keep coming back to is a bell curve. About 10% of listings are still flying off the market with multiple offers. Another 10% are sitting with little to no activity. Then there’s the other 80%, which is a complete mixed bag.

Luxury and lower-priced homes tend to move, but there is a massive middle, roughly $400,000 to $800,000, where affordability is squeezing buyers. Homes we would normally expect to sell quickly aren't always getting the same attention.

Inventory is up roughly 10% year over year, while my showing activity is down about 20% anecdotally. It feels like the closest Minnesota has been to a balanced market in nearly a decade. For sellers, this means pricing and strategy are incredibly important. For buyers, we're seeing more opportunities to negotiate.
