What the Timeline Looks Like Right Now
Most homes are landing somewhere in that 35 to 55 day range from list to close, but there’s a pretty big spread within that. Some homes are selling in a couple of weeks, while others are taking 60 days or more. What stood out is that it’s usually not random.
Why the First Two Weeks Matter
The first couple of weeks tend to set the tone. That’s when a home gets the most attention, the most showings, and typically the most serious buyers through the door. When a home is priced well and shows the way buyers expect, you usually see that response right away. When something is a little off, whether it’s pricing, condition, or presentation, it tends to show up early too.
As time goes on, activity doesn’t disappear, but it does become more selective. Buyers start comparing more, new listings keep coming on, and once a home gets past that first 30 days, it often takes a bit more intention to keep things moving, whether that’s a pricing adjustment or just more time to find the right buyer.
What We’re Seeing Across the Suburbs
The homes that sold quickly were generally the ones that came out well positioned from the start. Priced appropriately, clean, and easy for buyers to walk into and understand. The ones that took longer were often just slightly off in one of those areas, and once that initial window passed, it took longer to regain momentum.
Across suburbs like Apple Valley, Plymouth, and Golden Valley, the market is still active, but buyers are a bit more patient than they were a few years ago. The well-prepared homes are still moving at a good pace, while others are taking a little longer to find their buyer.
