Zillow No Longer Shows All MLS Listings: What Buyers Should Know

What Changed?
As of May 2025, Zillow began removing listings that are publicly marketed—like those with yard signs or social media posts—but not submitted to the MLS within one business day. As a result, fewer homes are showing up on Zillow.

Why It Matters and What You Might Miss
Zillow’s updated policy is aimed at creating a more level playing field. Their stance is that if a home is being marketed to anyone, it should be visible to everyone—not just a select group. This change is meant to reduce “pocket listings” and increase transparency. But for buyers, it also means some homes may no longer show up on Zillow at all. These include “Coming Soon” listings, office exclusives, or properties promoted privately through brokerages before being added to the MLS—even if they’re available for showings.

Industry Tensions
Some brokerages prefer to release listings in phases, starting with private promotion. Zillow’s policy now challenges that practice by requiring early MLS submission, even though recent NAR rules allow delayed marketing with seller permission.

What Buyers and Sellers Should Know
For buyers, Zillow is still a helpful tool, but it’s no longer comprehensive. Working with a real estate agent ensures full access to MLS listings, and exploring other platforms can help avoid missing opportunities. For sellers, if broad exposure is a priority, getting your home on the MLS quickly is key. Choosing to market privately is still possible—but it means giving up visibility on Zillow, which could limit interest from potential buyers.
